Also, ask the agents to call the listing agents of pending sales to try to find out the actual sales price of those properties. Listing agents do not have to disclose the sales price, but many are happy to help out because they could find themselves in the same situation. You can always ask if the agent thinks your price will appraise if the agent refuses to divulge the pending price.
The COUNTY TAX COLLECTOR (note: NOT part of our office) mailed the annual tax bills during the first week of November. Tax bills become delinquent if not paid in full before April 1 of the following year. Discounts are available for early payments. Also, you may make partial payments of your current year taxes until the March 30 statutory payment deadline. After that date, any taxes still owing become delinquent. The Trainee Appraiser level does not have an experience requirement. Each Trainee Appraiser must be supervised to get the required hours of experience before applying for the Licensed Residential Appraiser level. Locating a certified appraiser is a very important step to becoming an appraiser. The trainee and supervisory appraiser must keep a log of work completed that will be reviewed when the trainee applies for any license to the state regulatory body. Effective January 1, 2015, all new Trainee (Beginning) Appraisers and Supervisory Appraisers are required to complete an approved Supervisor/Trainee course before they will be able to log experience hours.
If you purchased a new home after January 1, 2018, you may pre-file now for tax year 2019 Homestead and other exemptions. The timely filing period for Homestead Exemption for 2019 is March 2, 2018 through March 1, 2019. The absolute deadline to LATE FILE for any 2019 exemption -- if you miss the March 1 timely filing deadline -- is September 18, 2019. State law (Sec. 196.011(8), Fla. Stat.) does not allow late filing for exemptions after this date, regardless of any good cause reason for missing the late filing deadline. A physical appraisal is necessary to evaluate a property. Depending on the size of the property, this can take anywhere from 15 minutes to three hours or more. After this step is complete, the appraiser will need to compare the results against recent area sales of similar properties to draw some conclusions regarding value. A report is provided once the appraisal is completed, and this is typically sent to the client within a week of the property inspection.

If a home inspection is performed prior to the appraisal and that report is provided to the appraiser, a more useful appraisal can result. This is because the appraiser, who is not an expert home inspector, will be told if there are substantial construction defects or major repairs required. This information can cause the appraiser to arrive at a different, probably lower, opinion of value. This information may be particularly helpful if one or both of the parties requesting the appraisal may end up in possession of the property. This is sometimes the case with property in a divorce settlement or a legal judgment.[16]

The notice shows property owners their just, assessed and taxable values for the prior and current years. It also provides a comparison of the prior year taxes for each taxing authority to the current proposed property taxes.  Exemptions and reductions in value due to assessment caps are provided, along with any non-ad valorem assessments.  Current year taxes are based on property values, tax exemptions and the proposed tax rate that has been set by the taxing authorities.
