Greetings everyone.
I had a 2003 Lincoln LS “ultimate” stolen about 3 weeks ago. My insurance claim period was only 15 days and they gave me an offer of private party KBB. First of all, is that average?
I was told from other people that their insurance companies give them full retail value on total loss claims such as stolen or totalled. They said if I didn’t like their price, (2K below full retail) they would hire an independent appraiser and I would have to hire an independent appraiser and then it would be averaged between the two. Cost is $ 150-300 which I would have to pay. How do you find an appraiser without having the actual car? Is this hassle worth the 1500-2000 I can get back?

First off, I’m surprised that the company used KBB instead of CCC or ADP. Those are two computerized evaluation systems based on actual selling prices of vehicles from dealerships around the country. I don’t believe you can have access to the CCC or ADP databases, but I guess it wouldn’t hurt to ask. Sorry but I don’t have their contact info with me right now.
If you can’t get access to CCC or ADP I would ask your insurance company to have the report run. If need be, offer to split the cost. Your half should be less than $ 50.
I would recommend that before going through the appraisal process. I have handled claims that have gone through this process and it is not fun for the vehicle owner.
If you still need to find an appraiser I would suggest trying to locate an independent adjusting company in your area that has an auto expert on staff. You can look for one on these websites.

Make sure to find out if the appraiser is licensed.
They owe you Actual Cash Value (ACV) which is the same as the retail selling price, not asking price.

Five Things you Must Know Before Hiring a Home Appraiser

Homeowners who are seeking a property appraiser often ask “How should I choose which real estate appraiser to use?” When selecting a property appraiser to use keep the following in mind:
Always make sure a property appraiser is licensed or certified by the state to perform real estate appraisals. While state licensing and/or certification isn’t always an indication of quality, it ensures that an individual is has met certain standards and been authorized to perform property appraisals. Some states do not require licensing to perform real estate appraisals. It is unwise to use the services of any professional who is not licensed or certified.
Don’t be afraid to ask an appraiser for a copy of their license. A good appraiser will readily provide this documentation. Copies of licenses are commonly requested by mortgage brokers and loan officers. Once you get a copy of their license, it’s a good idea to check with the government agency which issued the document to ensure the license is active and in good standing.
Many excellent real estate appraisers carry a professional designation. The most widely known industry designations are SRPA, SRA and MAI. These designations are issued by the Appraisal Institute. These designations demonstrate an appraiser’s commitment to continuing education and ethical standards. Oftentimes, the standards required to obtain these designations exceed those set forth by state licensing/certified requirements.
Ask the real estate appraiser what percentage of their work is performed in the neighborhood in which the property is located. Appraisers who do a lot of their work or live in a particular area often have a deep knowledge of property values in that area. Additionally, they are more likely to know how “neighborhood variables” such as school districts and fire departments affect the property values in the area.
Lastly, find out if the property appraiser has experience performing appraisals for consumers as opposed to real estate professionals. Mortgage brokers and loan officers have distinctly different needs than homeowners. An appraiser who understands the needs of homeowners is more likely to help you learn about the appraisal process and answer questions you may have along the way.

Real estate appraiser helps you in finding houses in your city at right prices. Real estate appraiser role is very important when someone wants to sell a property and wishes to know what the property is worth so that they know how to price the home. They will provide complete comparability studies about flats for rent or sale. They will help you in finding rental houses, commercial property and property foreclosure information.
In the world of commercial real estate, not all appraisers are considered equal. It takes a certain expertise and knowledge to correctly appraise commercial property and not just anybody is qualified. There are two types of appraisers, a fee appraiser and a staff appraiser. A fee appraiser is generally available to the public for hire and a staff appraiser works for a specific lender or lending firm. So be careful when you are choosing the real estate appraiser.
Most of the real estate appraisers are government authorized; some are non-authorized so check their license and track record before taking the services of real estate appraiser.
Real estate appraisal for rental properties isn’t the same as for single-family homes. If you were looking at a 24-unit building, it would be difficult to find similar ones nearby that have recently sold. Therefore, a market analysis using comparable sales isn’t normally used.
Many people assume that the only time that you need an appraisal for real property is when you are buying but you need at other times also like to know value of his/her property, when the time to decide the division of assets.
Be careful when using any real estate appraisal method or appraiser services. No formula is perfect and all are only as good as the figures you plug into them so choose according to your requirement. Used wisely, though, real estate appraisal using capitalization rates is one of the most accurate methods.
